Short Term Rental Updated Ordinance to be Heard March 19, 2024

The Los Angeles County Board of Supervisors has tentatively approved new regulations on short-term rentals located within the unincorporated areas of Los Angeles, but is asking for several minor adjustments to the proposal. To see Supervisor Lindsay Horvath's recent motion, click here.

The proposed regulations aim to strike a balance between the economic benefits of STRs and the potential impacts to housing stock, neighborhood character, and quality of life for residents.  Many areas in Topanga that fall under the California Coastal Commission (CCC) purview will not see immediate enforcement until the CCC enacts its own rules on short-term rentals.

Basically, the ordinance in its present form will:

  • require the host to register annually with a fee of $914.
  • limit STRs to the host's primary residence.
  • prohibit the use of ADUs as STRs.
  • restrict guest occupancy to 2 guests per bedroom, with a maximum of 12 guests.
  • limit stays to 30 calendar days and limit the number of "un-hosted" stays.
  • prohibit commercial events and "party house" rentals.
  • penalties and fees will be assessed if host/home is not in compliance with the ordinance.
